Introducing....MLS HOME TRACKER
MLS Home Tracker is an
exciting new technology, not because of its MLS automating ability, but because
of the opportunities MLS automation unlocks to you. Now for the first time we
are able to automate many of the MLS functions. It opens up a whole new way of
positioning our clients in the local real estate market. That's Right... with
our exclusive MLS Home Tracker, we will automatically interface
with our local Multiple Listing Service. Then, MLS Home Tracker
searches the MLS based on your desired criteria. The information is then
emailed to you without you lifting a finger!!
Just sign up--it's that
easy!!! There's no contract, no obligation, and it's FREE!
HomeTracker is a revolutionary new tool that I make available to my Buyers. HomeTracker is a personal, password-protected website where you can do your own personal search of every listing available in the area. HomeTracker allows you to search for listings based on location, city, zip code, MLS number, type of home, price range, # of bedrooms, # of bathrooms, school district, floor plan, # of garages and much more. You can do as many different searches as you want. Once you have done a search you will be able to save listings as your favorites, delete listings, request to be shown a listing, contact me, view a map of the listing and more. HomeTracker will also update your searches daily with any new listings that come on the market and track your favorite listings for price changes and contract pendings. If you would like, HomeTracker can even send you email notifications with updates every day! If you would like to utilize HomeTracker in your search for the perfect home, please fill out the form below and I will get back with you very quickly. Thanks!
Financing Your Home >Who Pays the Points
When home buyers shop for financing, they must consider two important factors--the interest rate and the points. Each point is equal to one percent of the mortgage amount. If you are selling a home, the buyers may ask you to share the points with them.
The buyer usually pays the points. But if the offer is attractive and will give you the amount you want, paying one or more points might be a good idea. When a contract is presented, your real estate agent will go over the price and terms to help you calculate the net price you will receive. If the offer isn't strong enough or has risky contingencies, you might make a counter offer to increase your profit on the sale by eliminating the points from your selling costs or by increasing the price to help you absorb additional costs you will pay.
In some cases, buyers with limited cash may need some assistance from the sellers to make the transaction work. Your real estate agent will help you look at the total picture and the buyer's overall qualifications, so that you can make a decision based on the bottom line.
